Let's say that average
is 85 days. What can be done to speed up the time it takes to attract a buyer?
Plenty. Three factors will affect the actual marketing time on your home:
1) Price
2) Overall Condition
3) Possession Date
Most importantly the price
of your home must be in tune with what is currently selling in your
neighbourhood. Don’t price your home on what is currently For Sale - they may
sit on the market for 3-4 months. Your home should sell and clear the Calgary
market within five weeks of being listed. In some cases it does not happen
quite like that, but your Realtor should explain why and provide you with proof
to back up their word if it is not selling.
First impressions
are a key factor in selling your home. Curb appeal will set the
mood for the potential buyers. Be sure the yard is tidy and maintained. If there
is junk scattered and dog droppings all over the place the buyers can get turned
off before they even walk in the door.
And upon their entry, are
they going to get hit by a smell that will knock them out? Or will your home have
a nice comfortable scent that is welcoming, so they feel at home?
We have found that vanilla is the most pleasing in a home because it carries a
scent of home fresh baking. Be sure the garbage and compost is being emptied regularly
during the sale process.
Pack up clutter
from shelves, closets and around the home. The more organized and clean, the bigger
the home will appear to the buyer. If your home is somewhat dated, spend a little
time and money to make it look more up to date. You can do this by simply painting
some rooms and changing the light fixtures, closet/cupboard door handles etc.
Modern looking light fixtures can be as low as $10.00 each and a can of paint
will be $25.00.
Possession Day will
also determine how long your home will sit on the market. If you are wanting a
possession day that is 4 months down the road, it may deter someone who is needing
something in the next month. Even though you may be willing to take a 30 day possession,
the buyer may skip your home thinking that you need that 4 months.
